The Village of Islamorada is discussing financial incentives for those who undertake affordable housing projects in Islamorada.
At a Village Council meeting earlier this year, the Village Council discussed a possible $10,000 incentive for builders of affordable housing. On Monday, May 22, the Achievable Housing Citizens Advisory Committee also discussed the idea. Committee members were more inclined to provide a per-bedroom lesser amount so that developers of both single- and multi-family developments would have the incentive. The AHCAC supported the concept of the idea. Anyone with input should contact a Village Council member or an AHCAC member. On May 12, Islamorada purchased four lots to use for affordable housing on the corner of Woods Ave. and U.S. 1 (between Coral Shores High School and Plantation Key School on the bayside). The Village purchased the property for $390,000.
In an Achievable Housing Citizens Advisory Committee meeting on Monday, May 22, the Village Staff presented a site plan that depicted eight 1- and 2-bedroom apartments, which would be the maximum allowable density in that area due to the surrounding hammock. The Village will be issuing a Request for Proposals (RFP) for ideas from the private sector and other organizations for affordable housing on the property. Anyone who is interesting in developing the property or purchasing the property from the Village for affordable housing purposes should contact the Planning Department. This is the current benefits for building WFH in the Village.

In the past, the major incentive was that units were only deed restricted as affordable housing for 20 years. However, many of these units are now becoming market rate, and the village is facing the same problem of providing workforce housing. So the Village Council decided that new affordable housing unit allocations should be deed restricted as "affordable housing" in perpetuity. Therefore, the Acheivable Housing Committee is looking at incentives for builders and the business community to build using these allocations. The committee has discussed how to provide affordable housing units above commercial businesses and other forms of workforce housing projects.
